I Dont bloody believe it. We have been in the process of selling our house for the last 3/4 months and all has been going really well....UP UNTILL NOW. >:(
We had a house lined up , the chain was looking good (only two others in it) and our mortgage was sorted , all was left to do was exchange and complete everything.
We had 2 weeks left before it was all sorted.
Well i came home from work about 2.30 pm today and found a message on our answer phone from our estate agents..."can we phone A.S.A.P". So i rang them and the people who`s house we are buying have been refused the mortgage for some reason.They were accepted at the begining and something has gone wrong there end and now they cant get it.
So now we are well and truly bolloxed. The woman buying our house still wants to move in and has asked if we can still go ahead with us moving out."I THINK NOT" , I aint living in a cardboard box for anyone. Luckily we havent signed and exchanged our contracts with her.
So now we are back to square one. Looking for another house. Bang goes our money we have already outlaid for surveys etc.

Feck that.. pity Tony`s lot don`t have the same laws we have here.. if the buyer pulls out at the last minute, they have to pay you 5% of the total house costs as compo.. though the same goes against you if you refuse to sell them the house. Think it`s time you had a drink now..

Buying/selling a house is just about the most stressful, pain in the arse activity I`ve experienced, for precisely the reasons you describe.

You have my sympathies.

Hairyhaggler we are in exactly the same boat as you, the couple who where buying our house have just been refused a mortgage with the woolwich, the house we are buying is empty as the old couple died within a month of each other, only 2 of us in the chain :( To say it`s a stressfull time is a bloody understatement, we are all boxed up and ready to go, been told to put the house back on the market (we put it up for sale originally in January). The woolwich waited 6 weeks to tell this couple they have been refused, they live in rented accomodation and have been ready to move for weeks, oh by the way they were refused for having a car loan, well hello who bloody doesn`t, totally fooked off with the whole process of house buying imho it`s needs to be made easier, totally fuming >:( >:( >:( >:(

I have been looking on the websites for houses to buy since writing my first post.
Have found a few and have arranged a viewing of two tomorrow and one on wednesday.
Feeling a little bit better now but still want to string someone up by the Walnuts. >:(

Supppose the only good thing is we have our mortgage sorted out and dont have to go through sorting out that again, just a case of changing the address details and value if need be.

As you guys say "It is well stressful" . Dont want to play anymore.

*pours a stiff drink. hic .... :p

Personally i think the worst thing about buying or selling a house is that you are always relying on somebody else, you can have all your stuff together and the other people in your chain can always pi55 on your parade :(

Hairy - it took us 9 months from having our offer accepted on the house we`d found `til we completed and moved in - along the way we had and lost 3 buyers for our house, the original buyer eventually being the one who bought our place and we lost the house we were going to once and got it back again, although at a higher price than previously - worst 9 months of my life - extremely stressful, extremely expensive...try and look at the bigger picture, maybe it wasn`t meant to be with that particular property...

If you have buyer at the right price I would sell. Live in cardboard boxes but you will have the advantage of being a first time buyer of asort. There are many sellers who would go with a no chain sale and a lower price then the risks that go with the chain.

Also I suspect the low mortgage rate cannot be sustainable for more then 18 months (my gut feeling) so prices will come down.

The good thing about all of our predicament is the woman buying our house is a first time buyer and she fell in love with the house as soon as she saw it. put in the full asking price straight away.I think she is living with her parents at the mo.She has got her mortgage accepted so hopefully she will be prepared to wait a bit longer. We will find out tomorrow if she is going to wait.
One of the properties we are looking at tomorrow has got no chain and it is vacant. I hope it is what we are looking for. It has all the rooms and garden we want but there is always that BUT side of it .I am not keeping my hopes up but it would be a result if it is just right. And it is cheaper than our original choice.(not going to fall into the trap of rebound purchase though so dont worry). I will let you all know how we get on at our viewings tomorrow.
