Page 1 of depths of despair with a house sale..:-(

We had found our dream house, got the mortage sorted, somebody bought ours.. and eveything was rosy... that was 2 months ago. The house we wanted was empty and newly renovated and immeadiate possesion, and so we waited for our buyers to get their survey done and to get things moving. we waited... waited .... the person we were buying off was getting hot under the collar.. and the people buying off us were dragging their feet. On wednesday morning I had a call that they wanted us to take 2K off our house because they said "it needed some work doing to it". We are giving our house away as it is. (next door went for 16K higher!! ) so we said no.. the same day we sign for our new house, and still we are waiting on our buyers.... who eventually today agree to sign... and then...

The house we are buying?

The seller withdraws.....

And put it back on the market for 3K higher.

what would you do?

Tell the ones that want your house to bugger off, and go and look for a new house. I wouldn`t, and haven`t, entertain people like this.

House prices are still shoting up, the people that want your house are just being plain tossers, far enough the chap who your buying off of wants more money but if you`ve agreed a price then you`ve agreed - end of story.

There are lots of houses to choose from so don`t get too disheartened.

I really don`t know what is going on. I have been told by the estate agent that he is effectively "putting his house back on sale" and upping the price. So I don`t think I`ll be able to put another offer in. is that right? I think it is. :-(

i thought you had right`s once the house was accepted as "under offer" in that prices/arrangements could not be altered for a set amount of time ?

Moving house in this country is a bummer! Been through what you`re going through a couple of times and I`d just say this...moving is so stressful that once you make up your mind you tend to visualise yourself in the new place which (in your mind) becomes the only perfect place in the world. Believe me - you`ll find something even better!

Nope - unless and until you fornally exchange contracts, you have no rights at all. The seller is perfectly within his or her rights to withdraw from the transaction and remarket at a higher price.

Of course, there`s nothing to prevent you from increasing your current offer and continuing - it just means that while you consider what you want to do, the seller is re-advertising the property and actively seeking other buyers who WILL pay the new asking price.

Its probably the Estate Agents` idea as they have another buyer waiting in the wings!

Fire-bomb the Estate Agents and then the house!! (Just a thought!!)

If you realy like the house, offer them EXACTLY what you offered before ...was the house a reasonable price before or was it `cheap` by the standards of the area?..maybe the seller saw other houses in the area going for more and got greedy?...even so..just to make a point Id offer the same as before and say you wont go higher...if they can find someone else to bid higher...let them wait...

as for your house if the houses in the area are going for a lot more the buyer is obviously trying to pull a fast one....if the house `needs some work` that would surely have been reflected in your asking price? so to ask for MORE off is a bloody cheek...dont give your house away...surely the estate agents can confirm that its cheaper than other houses in the area and to ask for it any cheaper isnt on...


dont let it get you down...at least you have a house...not like us first time buyers who cant even afford to get on the property ladder >:(

Did you have much interest in your property when you first put it on the market? If you did then you can pretty much bet that there will still be interest in it now. Tell your `buyers` to f*** off and put it back on the market again.
